Hibernia: retrofit kitchens and undersized openings

Hibernia is at the north end of Fleming Island, on the St. Johns River, and it is the oldest-settled corner of the peninsula. The island takes its name from the Fleming family, whose plantation stood here, and the small Episcopal church at Hibernia has been on the river bank since the nineteenth century. That history is not decoration on a service page. It is the reason the housing stock here is mixed in a way that the master-planned parts of the island are not, and mixed housing stock is the thing that decides how a repair goes.

Retrofit kitchens fail at the install

A professional range dropped into a purpose-built opening is straightforward. The same range dropped into a kitchen that was built around a thirty-inch domestic slide-in is a different appliance in practice, and three problems recur.

The first is the opening itself. Older cabinet runs were built to older dimensions, and when a professional unit is fitted into them the adjustment usually comes out of the surrounding cabinetry rather than the appliance. That is fine until something needs to come out. A wall oven that has to be pulled from a cabinet that was scribed tight around it is a longer job than the same oven in a purpose-built housing, and it is worth knowing that before the estimate rather than during it.

The second is clearance. Professional cooking equipment specifies distances to adjacent combustible surfaces and above the cooking surface, and a retrofit is where those get compromised quietly. Where we find a clearance problem we will tell you, whether or not it is the fault you called about.

The third is the circuit. Even gas equipment needs power — for ignition, for controls, for a convection fan, for a cooling fan on a wall oven. In older houses that supply is frequently shared rather than dedicated, and shared supply is a plausible explanation for intermittent faults that no part replacement resolves. An appliance that resets itself when something else in the kitchen starts up is telling you about the wiring, not about itself.

Older service, more voltage events

Storm-season outages hit every part of Clay County — roughly 68 thunderstorm days a year, before hurricane season is counted — but the experience is not identical across the county. Long rural service runs, mature trees over the drop and lots that back onto the river tend to produce more interruptions and more brownouts than a compact modern subdivision does.

Control boards are the appliance component that notices. When we are called to a dead board at a Hibernia address, the first question is when the power last did something strange, and the second is whether anything else in the house went with it. Both answers change the survey order.

Access is part of the job

Lots up here are larger and driveways are longer than they are further south on the island, and a fair number of houses sit well back from the road or behind their own gate. Two practical requests, then. Tell us if the van cannot get close to the door, because appliances that have to come out of a wall are moved on a dolly and distance matters. And tell us what the access arrangement is if anyone other than you will be there.

What we expect to find

The same short list that applies across Fleming Island applies here — igniters aged past their current draw, spark modules ticking after a spill, oven sensors that have drifted, door hardware worn past adjustment, boards that met a storm — with one adjustment. In an older house, an intermittent electrical fault is worth taking seriously as an electrical fault rather than an appliance fault, and we would rather send you to an electrician with a clear description than sell you a board that will fail again for the same reason.

One more thing that is specific to an older house: gas supply. A professional range asks for considerably more of a gas line than the domestic unit it replaced, and where the run is long, shared with a water heater and a dryer, or was sized for the original appliance, the symptom is not a dead burner. It is a burner that lights and holds fine alone and goes lazy when the oven and three other burners are running — a flame that lifts, yellows or drops back. That is worth describing accurately on the phone, because it points at the supply rather than at anything we would replace inside the appliance, and a part swap will not touch it.

Parts are the other thing older equipment changes. Components on professional cooking equipment are frequently revised mid-production, so the model number alone is not always enough to order correctly; the serial number on the rating plate is. Sending us a photograph of that plate when you book is the single cheapest thing you can do to keep a repair to one visit, because it decides what rides out on the van the first time.
